Join the CSD and the City of Elk Grove at FitFest, a special event celebrating everything fitness.  Stroll through the Fitness Festival, bring the kids out for the free kids zone, watch athletes battle it out in the Elk Grove Gauntlet and have fun watching the little ones make their way through the Kid’s Warrior Challenge obstacle course.

Grab lunch or a snack and catch some entertainment. Free fun for all ages! Pre-registration is required for competitions (Kid’s Warrior Challenge and Elk Grove Gauntlet).

Calling all athletes! Recruit a partner for this one-day fitness challenge. This competition will be open to Scaled (novice), Rx (Open), and Masters (40+). Come test your abilities in conditioning and strength. An award ceremony follows the competition and prizes are given in each category.

The City is constructing a full service aquatic complex as part of the Civic Center. The project includes a combination of pools designed to serve competitive aquatics, instruction, water fitness, and family recreation. Features include a 50-meter pool, fitness and instructional pool, and a recreational pool. The project includes all of the site work for the Phase 1 Civic Center, including parking and the Commons, an outdoor activity and event space. The Council awarded the project to Arntz Builders on March 29. This combined project is expected to break ground in Spring 2017 with an opening in Summer 2018.

There’s a new option to stock up on fresh local fruits and veggies. The City of Elk Grove and Living Smart Foundation, proudly announce the opening of the Old Town Elk Grove Farmers Market. This market offers locally grown produce, gourmet foods and snacks, entertainment, and special events. What’s more, a portion of all sales helps support the Living Smart Foundation, a non-profit that specializes in the education of youth and families in health, business, financial management, and life skills. Whether to buy an existing home or have one built is yet another decision to make during the home-buying process. If you decide to go with new construction, a real estate agent can be a powerful advocate in your corner as you negotiate upgrades, a move-in date and other terms with the home builder.
Below are some basic pointers to prepare you for the journey ahead.

Selecting a builder
Shopping for a large production or custom home builder can be a daunting task. Start by defining what architectural styles appeal to you and then seek out the builders in your area who offer those styles. Due diligence is essential. Ask friends for referrals to get firsthand accounts; verify the builder’s state license status, if applicable; and check whether they’re certified by the National Association of Home Builders.

The builder representative and your real estate agent
A builder representative’s ultimate goal is to sell you a home. His or her role is to provide a wide range of information to help you in your decision-making, from building restrictions, roads and easements to inspections, warranties, rebates and upgrades. A real estate agent knowledgeable in new-home construction will be able to help you wade through all the data and point out the downsides and upsides of each line item. Your agent also can look out for your interests in reviewing the builder’s contract, which often contains more legal jargon than consumer-friendly language.

It’s all about timing
Market conditions greatly dictate a builder’s incentive to make a deal you cannot refuse. When a builder has inventory on his hands, his carrying costs start adding up. When this happens, a builder might be more amenable to strike a favorable deal, whether it’s throwing in upgrades or taking a bit off the asking price. A real estate agent can help you know when market conditions are right for these benefits. Also, watch for builder close-out sales. Builders promote these special events when a new subdivision is near completion but empty inventory still remains.

A word about paying up
While there are always exceptions, most builders require a deposit when a purchase agreement is signed. They also require that the buyer pay for any upgrades prior to closing. If you back out prior to closing, unless the agreement states otherwise, you will lose that money. Make sure you understand every detail in the builder’s contract before signing it.

Elk Grove Homes Are Going Fast!

The Elk Grove real estate market is hot, hot, hot! Listings are going very fast in this up and coming community and are in high demand. According to the Sacramento Bee, a study from marketwatch.com shows that Elk Grove is the No. 1 city in the country for homeownership for people under the age of 35. More than 60 percent of millennials own a home there. The national homeownership rate for people under 35 in the United States is 35 percent, according to census data.

Elk Grove realtor, Mark DeGennaro has experienced Elk Grove’s hot market first hand when he recently listed a home and it sold in less than  five days. 8821 Minnie Circle was listed on Friday, September 15th and had been sold by September 19th. Mark says “it’s been a great year in real estate. Lots of people are buying new homes and it’s been awesome seeing the Elk Grove community grow.”

Overall, it’s an exciting time in Elk Grove with its growth and expansion. It has been said that the area is one of the best in the country for millennial homeownership.

Goodness Still Lies in the Hearts of Today’s Teens in Elk Grove

Melissa Vang is thrilled to see goodness lies in the hearts of teens. “God bless this young man’s heart,” she wrote on Facebook with a post of this video. It shows Tyler Opdyke, 18, leaving her husband’s wallet stuffed with $1,500 cash to her doorstep after waiting for someone to answer the door. Vang apologized for not opening the door to strangers, but later found the the teen and thanked him for the kind gesture.

The History of Elk Grove

Elk grove is a family oriented tight knit community that was founded in 1850. Elk Grove was established as a hotel stop for people passing through! Providing major access between two seriate freeways it creates a beautiful middle ground with evangelic houses along the way. The population started with a couple hundred people and grew to over 75,000 people in 2001. Now currently in 2017 we have 171,059! Wow, crazy what 16 years can make a difference in.

           One of the most significant things elk grove is known for is the great school district. Elk Grove Unified School District is one of the highest preforming districts in all of California. Known for the 5th largest, they have an entire collection of forty elementary, to nine middles, nine high school, and Consumes College, with Davis nearby and then alternative high schools also included. That makes for a peaceful and positive place to live.

           You want to get involved with the fun things around town, they are known for their widely historic and beautiful buildings. With memorial parks, libraries and homes. You want to check out the Elk Grove Historical Society, built in 1850 by James Hall who founded Elk Grove. You can check out their research library, with unique treasures such as historic documents from the history of Elk Grove. They offer tours the first Saturday from each month from 12pm to 4pm. So, go check them out and read about the community you live in and embrace the culture and heart of Elk Grove.

           If you want to embrace more of a blast from the past, check out Old Town Elk Grove. They filled the streets with boutiques and businesses, with all things you can imagine. With a fire department, water service and Chamber of Commerce, you don’t want to forget to come here! Lucky for you they also have annual Chili festivals! Every year around May time you can pay a few bucks and eat all you can eat chili! And then when November rolls around you can also experience the 29th annual Dickens Street Faire. You can walk down the parade and look at all the unique vendors, selling food, jewelry, crafts and all that good stuff. Great place to take the family out all day and experience a little bit of history with good food and little shops.
